01/30/2024Hello Neighbors!We had a great meeting Thursday that will surely get our year off to a great start. Here are some of the items that were discussed* It has been reported that individuals are knocking on doors claiming to be investigating a water contamination problem in our area are are saying they need to come in and check your water....THIS IS NOT ACCURATE. Please do not fall prey to this. The City Of Sunrise would have sent out a public notice should there ever be a water concern. PLEASE BE AWARE AND CAUTIOUS!!!* Our garbage/recycling company has been in our community observing commercial lawn companies doing yard work on homes in our community and putting the trimmings on the curb for bulk pick-up. The supervisor reached out to inform us that those homes and the lawn care companies were photographed by them and reported to the city and will be cited and potentially fined as this is not allowed. The bulk pick-up service that we are provided is NOT for commercial use. We were also informed that the rules apply to any other contractors who are putting construction debris on the curb. Please take note of this and make sure that when you have work done on your home that you have your contractors remove the debris and yard trimmings to prevent you both getting cited and fined* In response to the MANY complaints about the HUGE amount of dog poop that is being left on front lawns, Homeowners who are not cleaning up after their dogs will now be hearing from our Property with a violation letter and potentially a fine. Not cleaning up after your dog is not just inconsiderate of your neighbors and their property, but it is gross and a real health hazard. YOUR NEIGHBORS HAVE YOU ON CAMERA AND KNOW WHO YOU ARE!!!!* The fountain light is out on the lake. It has been on order or a while but I have been assured that it will be replaced by the of the week and our lake will be shining bright again.* The ficus hedges along our community walls is struggling. They have been attacked by some pretty stubborn white fly that seems to be resistant to the many treatments that have been applied to it. I have had several meetings with the lawn spray company and the lawn maintenance company. I have them working together so that our hedge has the best chance possible of rebounding and flourishing again.*If your house backs up to 8th street, the lawn company has asked that as per the agreement that was presented to you for signing when they came on board as our new company, you make sure that the ground area under the hedge behind your home is kept weed free and that if you have other plants along the hedge that you keep them trimmed so that they don't grow through the hedge and over the wall* Work to finish the rock work along the inside of the wall by the entrance was approved and has begun. It should be completed within the next week* The ledges and walls at the front entrance will be pressure cleaned* Purchasing a new NO SOLICITING and NO TRESPASSING sign was approved and will be installed at the front entrance. This was proposed in response to the many complaints about the solicitors that we have hanging advertisements on our doors. By having the NO SOLICITING sign displayed, we can have solicitors removed from our community* Replacing the 2 community oak trees on the swale was approved. One was struck by lightning and the other died of mysterious causes and the both had to be removed* Our HOA insurance company dropped us so we are actively looking for a new company and with better rates* I contacted the City Of Sunrise about the drainage problem at the exit side of the front entrance. Will have an update at the next meeting* THANK YOU to our wonderful neighbor who has agreed to store our holiday decor for us for another year at no charge to the community. We appreciate you!!! * The Panther Prowl is coming through our community on Wednesday February 21st @8:00. As done every year the community streets will be closed off to vehicular traffic during the race. Hello Neighbors!I hope you enjoyed a peaceful weekend!We covered many topics at our meeting Thursday...Please see a summary below:* The pressure cleaning of the front entrance area was completed and the chipped paint was repaired* The rock work has begun to complete the wall at the inside of the front entrance and will be finished by this week* The "No Soliciting/ No Trespassing" sign has been ordered and will be installed in place of the current No Trespassing sign. This was done so that people who go door to door in here can be asked to leave the community and will hopefully stop all the solicitors who put flyers on our doors.* The Panther Prowl was a huge success and I extended the Thanks from the school and their SRO to our community for the support we gave them for their big event...THEY LOVED THE SIGNS.....THANK YOU DONNA CASANAS!!!* The 2 Oak Trees were planted to replace the 2 Oak Trees on the swale that were damaged and had to be removed.* The old paint color list has been removed from our files. To bring a more modern look to the community we have moved on from the old colors and are encouraging homeowners to bring more modern colors to our community to update our look. Front doors and garage doors still have to be white or brown, but the house colors can be updated as long as the compliment the roof and driveway of the home. ***PLEASE NOT.....DRIVEWAYS ARE NOT PERMITTED TO BE PAINTED****All house painting has to be pre-approved before painting by submitting an ARC form.* Homeowners who have outstanding balances on their account for their monthly HOA fees will not have the ARC requests approved until their balance has been cleared.* Our website is near completion. Just a few more additions and we will be back in business..( I have attached ARC forms to this email in-case you need them before the website is completed.* Our community insurance has been dropped from our current carrier. We need to find a new policy/company by March so we are working on that and hoping to find a way to decrease the high rate we have currently. (We have been told there will be ANOTHER large increase again this year!!!) ****IF ANYONE IN HERE IS IN THE INSURANCE BUSINESS AND WANTS TO HELP US AND GIVE US A BID....PLEASE LET ME KNOW!!!* We are monitoring some of the lawns who are having issues with our current lawn spray company. We are hoping things improve or we might have to make a change.* As mentioned in my last post-meeting email, we have a problem with our ficus hedge at the front entrance....we discussed the ficus and front wall of our community. We had homeowners who live along the wall speak to share their feeling of the current condition. We will follow up at our next meeting and make a decision as to how to move forward.Our next HOA meeting will be Thursday, April 28th @ 6:30 PM via Zoom.Sunday, March 10th is Daylight saving time.
